Completed Gold Coast duplex

Who this is for

An ageing home on a big block

Owners of an older house on a large or newly rezoned site who want to build two, keep one and sell or rent the other.

Releasing value near retirement

Owners approaching retirement who want to release the value in the land without leaving the suburb they know.

Income without the headache

Owners who want a second dwelling for income but have no interest in managing a build.

What the feasibility tells you

This is a real document you keep, not a sales call in disguise.

Zoning

What your zoning allows, including recent low to medium density rezoning.

Build cost

A costed build for the dwellings the site can actually hold.

End value

The realistic sale value of each finished dwelling.

Net position

What you are left with after costs. Written down, not spoken over the phone.

The process

01

Feasibility

The numbers before any commitment.

02

Acquisition

We confirm the site or secure the right one.

03

Design and DA

Drawings prepared and lodged, council managed.

04

Builder engagement

Contracts negotiated with builders we work with.

05

Build management

Supervision and progress reporting to handover.

06

Sale

Our licensed agency sells the finished product.

Every one of those steps is a place a competitor hands you off. We do not.

What owners walked away with

Subdivided site in South Brisbane
Mermaid Waters

Started with a tired three bedroom home on 810 sqm. Finished with two executive dwellings: one retained and rented, one sold. The sale cleared the original mortgage and returned a six figure position.

Completed duplex on the Gold Coast
South Brisbane

A retiring couple wanted to stay in the suburb. Two dwellings built, the smaller one kept as their home, the larger sold. They now live mortgage free with cash left over.

Step 1 of 2

Where is the block

Questions owners ask

How long does a duplex development take

Typically 14 to 20 months from feasibility to settlement of the finished dwellings, depending on council and build queue.

What if my block is not zoned for it

The feasibility tells you that before you spend anything. Recent low to medium density rezoning has changed the answer for a lot of SEQ blocks.

Do I need to have finance already

No. Plenty of owners come to us before speaking to a broker. The feasibility is what a broker will want to see.

Do I have to sell both

No. Keep one, keep both, or sell both. The feasibility models each outcome.

Who manages the builder and the council

We do. That is the point of the model. You are not chasing a certifier or a site supervisor.
